The Downtown Toronto condo market is extremely tight. The sale - to - list ratio has moved higher meaning that condominiums are now selling in less than 30 days while the average used to be 60 - 90 days. Resale condo prices are rising on average at 1% per month. Multiple offers for condos are becoming common place for condo units under $400,000. New condo buyers are now looking at and bidding on new condo projects, which in general have not kept up proportionally with the resale market demand. The price gap premium for new has narrowed from over $100 per sf. to less than $50. Two of the major market factors influencing current condo buyers include the new HST TAX next June and the low mortgage rates which the Bank of Canada may raise again in June of 2010. The 2011 condo market is very likely to be quite intense and will be comparable to 2007!
August sales at 8,035 units on the Toronto Real Estate Board were 27% ahead of August numbers for '08. While sales were down from July this is strictly a seasonal factor. On the condo front, overall sales were up by 26% this August over August '08; on the Etobicoke Waterfront by 23% and Downtown by an incredible 66%!
Common sense when selling or buying should prevail here, as every situation is unique. The usual considerations always apply, such as do not overpay or get caught up in a bidding war..., condo location - preferably the downtown harbourfront area, condition of the unit, condo location, selling price, and finally condo location. A (downtown waterfront or Harbourfront) CONDO location should of course be the primary consideration for most purchases....and everything else will fall into place in time...

Toronto has an amazing waterfront core area that includes many fabulous condos. Whether you have a south facing unit with magnificent water views and gorgeous sunsets, or a north facing view that boasts the light studded city views, investing in this demand area (getting the best condo deal) will invariably net the best ROI on any reasonably negotiated condominium. Do not overpay, and then you can't go wrong in this area! With public transportation outside your door, shopping, grocery stores, easy highway access, jogging trails, and the Harbourfront that is home to many concerts and exhibitions in the summer time and skating rink in the winter time. This is deemed to be one of Toronto's best locations for living! The most expensive apartments and condos were of course, the hardest to sell or move in the current condo market. One-bedroom and studio condos are currently the best selling units in downtown Toronto and there are increasing in price (percentage wise) faster than two and three bedroom units. So, if you're ready to trade up to a bigger place, then you can probably get top dollar now, and then bargain down on a larger condo unit.
